Encroachment

Unattended plots are specifically the ones chosen. A fence panel comes down, materials get stored, then a shed appears. Each stage is easier to reverse than the next.

NRI property fraud cases are increasing, with Supreme Court cases documented in 2026. Annual e-Khata verification and encumbrance monitoring catch paperwork changes you would otherwise never see.

Notices you never receive

BBMP and GBA notices are posted on the site. Fines for a neglected vacant site start at Rs.25,000 and reach Rs.1 lakh on repetition, and BBMP can clean it themselves and add the cost to your property tax.

Dumping and regrowth

Questions owners abroad ask first

How do I know the agent actually visited?
Every photograph is geo-tagged and timestamped at the plot's coordinates. If the location or time does not match, the report is not accepted internally either.
Can you pay my property tax?
BBMP property tax coordination, Kaveri 3.0 encumbrance monitoring, BESCOM and BWSSB name verification and annual e-Khata verification are included in Plot Protect at Rs.6,000/month.
What happens if you find someone encroaching?
We photograph it and escalate to you the same day, and we can refer you to property lawyers. Our role is to report and alert; legal action remains yours.
How do I pay from abroad?
Monthly subscription billing through Razorpay with auto-debit, or a single annual payment at the same rate.
Is there a lock-in?
No. Monthly contracts can be cancelled any month. A 12-month contract is only required when clearance or fencing costs are folded into the monthly fee.
What if the first report is not up to standard?
Tell us and we refund it. A service you cannot personally inspect has to carry that guarantee.
